Best Airbnb Interior Design Upgrades for Dallas Fort Worth Rentals

By Cynthia Whittaker. Data from AirROI, pulled October 18, 2026.

Design the extra bedrooms first. Across Dallas and Fort Worth, homes with four or more bedrooms are 18% of established listings but 34% of the top quarter by revenue. A hot tub is next, found in 13% of top earners against 7% of all listings. A pool shows no clear lift.

Dallas Fort Worth is a big, mixed Airbnb market. AirROI counts about 4,677 active listings in Dallas and 1,648 in Fort Worth. Dallas shows a $265 average daily rate and 43% occupancy. Fort Worth shows $243 and 46%. Weighted by listings, that is about $118 RevPAR, the lowest of the six markets I ranked, so design has to do more of the work.

I design short-term rentals remotely from Fort Worth, so I pay attention to what separates a busy Dallas or Fort Worth listing from an average one. I did not guess. I took the 3,720 established entire homes AirROI tracks in Dallas and the 1,151 in Fort Worth, 4,871 in all, and compared the top quarter by revenue with everyone else.

AirROI tracks Dallas and Fort Worth as separate markets, so I pulled both on October 18, 2026. Market rates are shown for each city side by side. Where the guide gives one Dallas Fort Worth figure, it pools the two samples: listing counts are added together, so each city's own top quarter is pooled, and rates are weighted by each city's active listings. Those pooled rates are my arithmetic on AirROI figures, not AirROI figures.

8 Design Upgrades, Ranked

Market-wide comparisons come first, ordered by lift. Top-ten signals follow. Cynthia Stays Curated is not on this list.

  1. Market lift

Design the extra bedrooms to sleep more people

The data: Four or more bedrooms: 17.7% of all established listings, 34.4% of the top quarter. Lift 1.9x. Data from AirROI, pulled October 18, 2026.

This is the strongest signal in the pull, and it is a layout lesson more than a decorating one. Bigger homes earn partly because they sleep more guests, so every extra room should earn a bed. Twin or bunk pairs with reading lights, a daybed where an office used to be and one matching linen set keep a big house looking pulled together.

  2. Market lift

Add a hot tub, then style the space around it

The data: Hot tub: 7.0% of all listings (340), 12.8% of the top quarter (156). Lift 1.8x. Data from AirROI, pulled October 18, 2026.

Few Dallas Fort Worth rentals have one, so it stands out. A tub is a construction project, so do not add one on this number alone. If you have one, make it look intended. Warm string lighting, robe hooks and weatherproof seating make it the evening photo guests save.

  3. Market lift

Make two and three bedroom homes sleep like they are bigger

The data: Two or three bedrooms: 44.1% of all listings, 53.0% of the top quarter. Lift 1.2x. Data from AirROI, pulled October 18, 2026.

The mid-size home is where most hosts can still change the math. A sleeper sofa that is actually comfortable, a bunk nook in the hallway or a queen plus a trundle can raise capacity without a new floor plan. Choose furniture that looks like it belongs to the house, not like overflow.

  4. Market lift

    Give guests a real workspace

The data: Dedicated workspace: 74.1% of all listings, 78.0% of the top quarter. Lift 1.1x. Listed by 15 of the 20 highest earners. Data from AirROI, pulled October 18, 2026.

Most listings here already have one, so treat it as table stakes. The gap is in how it looks. A laptop on the kitchen island is not a workspace. A desk, a lamp, outlets in reach and a chair that works for an hour is.

  5. Top-ten signal

Set up the patio for dinner, not just for looking at

The data: Patio or balcony: 19 of the 20 highest earners. Outdoor dining area: 18 of the 20 highest earners. BBQ grill: 18 of the 20 highest earners (sample only, no market baseline). Data from AirROI, pulled October 18, 2026.

I only have the top-ten sample here, so this is a signal, not a lift. Nearly every top earner has a table outside, a grill and somewhere to sit. Seat everyone the listing sleeps, and add shade, because Texas afternoons decide whether anyone eats out there.

  6. Top-ten signal

Build the living room around an indoor fireplace

The data: Indoor fireplace: 12 of the 20 highest earners (sample only, no market baseline). Data from AirROI, pulled October 18, 2026.

Winters here are short, yet most top earners list a fireplace. I read it as a focal point guests photograph. Style the mantel with a few objects and one piece of art.

  7. Top-ten signal

Put room-darkening shades in every bedroom

The data: Room-darkening shades: 14 of the 20 highest earners (sample only). Data from AirROI, pulled October 18, 2026.

Guests in a city rental often stay out late and sleep in, and Texas sun does not cooperate. This is one of the cheapest items on the list. Pick a fabric that matches the room.

  8. Top-ten signal

Put a bathtub in the primary bath

The data: Bathtub: 15 of the 20 highest earners (sample only). Data from AirROI, pulled October 18, 2026.

If you cannot add a tub, bring the same feeling with good towels, a shelf for candles and a bath tray.

What I Would Not Chase in Dallas Fort Worth

Pools are common in Dallas Fort Worth, with 32.0% of established listings listing one, yet only 30.8% of the top quarter do. That is a lift of 1.0x. Fort Worth leans the other way, with a lift of 1.2x on a smaller sample, so I read the pool as a wash. If you already have a pool, style the deck. I would not build one for payoff.

One-bedroom and studio listings make up 38.1% of the market and only 12.6% of the top quarter. A small unit can still do well, but the data says it has to win on rate and reviews, not on volume.

Data from AirROI, pulled October 18, 2026.

How Top Earners Differ From Everyone Else

Lift is the top-quarter share divided by the all-listings share. Above 1.0x, top earners have it more often.

Dallas and Fort Worth Side by Side

The same comparison, run for each city on its own. Where the two cities agree, the signal is stronger. Where they split, I say so in the ranking.

How I Ranked These

I used established entire homes in Dallas Fort Worth: revenue in the last twelve months and at least 180 available days. The top quarter starts at $32,234 (Dallas) and $32,214 (Fort Worth) a year. I compared how often each group lists an amenity.

This shows association, not cause. Bigger homes earn more partly because they sleep more guests. Use the list to decide what to look at first, not as a promise. The pull does not cover reviews, photos or styling quality.
