Best Airbnb Markets for Design Payoff: Texas and Cabin Country
Broken Bow, Oklahoma ranks first for design payoff with $195 RevPAR, then Port Aransas, Texas at $187, Gatlinburg, Tennessee at $186 and Pigeon Forge, Tennessee at $172. Fredericksburg, Texas and Dallas Fort Worth, pooled, follow at $136 and $118. RevPAR is the revenue each available night earns.
Not every market rewards design the same way. In a market where each available night earns more, a better-looking, better-planned listing has more room to gain. I ranked six markets by RevPAR, which is average daily rate multiplied by occupancy. It is the number I would watch if I were deciding where a design budget goes furthest.
Each ranking below links to a full guide with eight or nine design upgrades, ranked from the same data. Three markets are in Texas, one is in southeast Oklahoma and two are Tennessee cabin towns. I will add markets as I pull them.

Design for the big group, then style the outdoors. In Port Aransas, homes with four or more bedrooms are 34% of established listings but 63% of the top quarter. Barbecue grills show a 1.3x lift and pet-friendly homes 1.2x. Pools are close to universal and hot tubs show no lift.

Design the extra bedrooms first. Across Dallas and Fort Worth, homes with four or more bedrooms are 18% of established listings but 34% of the top quarter by revenue. A hot tub is next, found in 13% of top earners against 7% of all listings. A pool shows no clear lift.

RevPAR comes from the AirROI market summary for each market. The top-quarter revenue floor comes from AirROI listing searches of established entire homes, meaning homes with revenue in the last twelve months and at least 180 available days. Dallas Fort Worth pools two AirROI markets, Dallas and Fort Worth, which AirROI tracks separately. Its rate figures are weighted by each city's active listings, which is my arithmetic on AirROI figures. Each city's own numbers are on its guide page.
A higher rank says each available night earns more in that market on average. It does not promise any one listing a payoff. The market guides show what the top quarter shares.
